About

CT Property Report

The CT Property Report is a unique resource adding to the due diligence tool kit that drives all smart real estate purchases and well planned building projects.

It is offered to current or potential homeowners, developers, builders, architects, landlords – anyone who would benefit from understanding the various land use regulations that are specific and unique to a subject property, based on its unique geographic location and municipal authority.

What regulations apply to your subject property? A report will identify the applicability of the following, organizing the various information streams into a collated, ready summary:

  • Municipal zoning regulations
  • Regional overlay zoning district regulations
  • State Health Department overview (the water supply and sewage disposal methods that are available to the property)
  • Inland Wetlands regulations
  • Coastal Resource Management regulations
  • Flood damage prevention ordinance (FEMA)
  • Historic Preservation or Historic District regulations

The Report

The basic summary report is generated by a local Connecticut design professional with decades of experience supporting land use strategies through research and study of local codes and regulations.

The report content is limited to the availability of information through public access, such as assessor databases, GIS sites, published regulations, and the like and in most cases will be produced and delivered within five business days of your having initiated the report.

Whether you are already resolved to undertake a building project or real estate purchase, or you are contemplating the feasibility or value proposition of one, a summary review of applicable regulations will alert you to steps, implications, restrictions and hurdles that lie ahead.
