Your submission of information to initiate a summary report (the Report) through the CT Property Report website (the Site) shall constitute acceptance of these Terms and Conditions (the Agreement).
The Agreement may be updated at any time by the Site at its sole discretion.
The information provided in the Report is a cataloging of various constraints and regulations that have potential relevance to activities that may be conducted upon the particular property for which you have initiated the Report. The Report does not provide design guidance or planning solutions for your underlying purpose in obtaining the Report. THE REPORT SHALL NOT BE CONSTRUED TO BE A PRODUCT OF DESIGN OR PLANNING SERVICES.
The Report does not claim to be a complete catalog or representation of all constraints, regulations or requirements to which a particular property may be subject.
Information that comprises the Report is understood to be gathered by the Site through on-line information portals maintained by Federal, State and local agencies. The Report is understood to contain information that is current from such portals as of the date of the Report initiation. The freshness of information gathered into the Report depends upon the portal maintenance practices of individual agencies through which the information is made public, and it is understood that the Site has no influence or control over those practices. Cautions and disclaimers regarding accuracy and usefulness that are stated by the agencies providing information that is cataloged in the Report are incorporated here by reference and the same cautions and disclaimers shall apply to the relative contents of the Report as if they were restated here. You are advised here and within the body of the Report to consult the services of a State licensed land surveyor, along with other professionals as may be applicable to the situation of the subject property, and your intended activities related to it, in order to create a precise and thorough basis for design work.
Disclaimer of Liability: Prior to taking any land improvement or real estate purchasing action, the contemplation of which a summary report may serve as a limited basis, you agree to confirm the contents of the Report with all authorities having jurisdiction (hereafter the AHJ) over the activities that you are contemplating. The Site shall have no responsibility for the success or failure of real estate deals, construction permitting activities, building design projects, land planning and improvement projects or any other activity that is directly or indirectly related to the issuing of the Report and shall be held harmless from the results of any actions as they relate to the presence or absence of information provided in the Report.
The Site has no control over AHJ interpretation or application of codes, ordinances and regulations. The determinations reflected in the Report are reasonable and customary and will find concurrence by AHJs in all likelihood, however the Site makes no guarantee.
Payment: Payment for obtaining the Report is transacted through a third-party website platform, Gumroad. Payment is two part, comprised of an initial deposit payment to initiate the creation of the Report and a final payment upon completion of the Report. Upon submitting the final payment, you will be provided with a link to digitally download the Report.
Cancellation and Return Policy: The conveyance of the Report is final – it may not be returned or refunded. The generation of the Report may be cancelled at any time prior to making the final payment by emailing support@ctpropertyreport.com. The Report may not be cancelled after final payment has been made. Cancellation of the Report may occur after the initial deposit payment is made; however, the deposit payment, once submitted, shall be non-refundable.
Copyright and Trademark: All media of the CT Property Report website including but not limited to logos, graphics, written content et al is the property of the Site. Nothing contained within the CT Property Report website should be construed as granting any license or the right to use any trademark without the prior written consent of the Site. The purchased Report may not be resold without prior permission of the Site. The Site may resell the purchased Report at its sole discretion.
Ownership and Operation of the Site: CT Property Report is a subsidiary work plane of Joseph Bergin Architect P.C., a professional corporation licensed in the State of Connecticut to engage in professional architecture design and planning services. Such services are not included in the conveyance of the Report but may be engaged separately upon specific request.
